Have you found your dream property but failed to secure conventional financing with your bank? Often it’s small formalities or minimal shortfalls which determine whether you receive funding or not. We think: your dream property should not depend on an Excel spreadsheet. We can support you with our financing bridge for these 5 common issues.

If you currently have less than 20% equity, which is where we come in with the following two options:

Briidge model

You have a high savings potential and can save up the missing funds in 12 to 24 months. You pay a deposit between 5% - 15%. We will buy the apartment, sell it to you at the chosen time in 12 or 24 months and rent it to you during the bridging period so that you can move in immediately. The optimal financing solution for your very own home!

 

Briidge-lease-purchase model

We sell you your own home at a point in the future (usually 2 -5 years). You pay a deposit between 5% - 15% and monthly rent. At the end of the rental period, you will be reimbursed up to 80% of the rent payments made, which is then brought in for the bank as part of the own funds (generally 20% of the purchase price). The optimal financing solution to get your very own home! (Note: This model depends on the market value of the property)

Calculated affordability currently not given

You currently have a reduced income due to further education/maternity leave/self-employment etc., but can clearly demonstrate that this situation will improve in 12 to 24 months. No problem! That’s where we come in. We’ll buy the apartment, sell it to you over time, and rent it to you in the bridging period. The optimal financing solution to fulfil your wishes and dreams!

Protecting your pension fund

You currently have less than 20% equity capital and would like to avoid an early withdrawal of pension fund assets (reasons: gap in the pension fund/reduction in benefits or taxes) - but you can save the missing funds with your savings potential in 12 to 24 months. Here comes Briidge! That’s where we come in. We’ll buy the apartment, sell it to you over time, and rent it to you in the bridging period. The optimal financing solution in order to support you with your demands!

Sharia-compliant (Islamic law)

Are you missing some of the funds needed to buy your dream home? No problem! That’s where we come in. We’ll buy the apartment and rent it to you with an additional payment plan.

Lex Koller legislation
